From the bottom of the tank
Usually means the tank has rusted through inside. This one cannot be repaired. The heater needs replacing.
A water heater holds 40 to 80 gallons and keeps refilling until someone shuts it off. When the tank rusts through or a valve fails, that water ends up in your garage, closet, carpet or the condo below. Our emergency water heater leak cleanup crews remove the water, dry the walls and floors, and document it for your insurance. We answer 24 hours a day and come the same day anywhere in Kirkland, WA.
Water in the tank can be hot enough to burn. Take your time and stay dry.
Find the valve on the cold pipe going into the top of the tank. Turn it clockwise until it stops.
Turn the gas control knob on the front to OFF or PILOT. Do not touch the gas line itself.
Turn off the breaker marked water heater, but only if you can reach the panel without standing in water.
Unplug or switch off the unit, then close the water valves below it.
Draining a hot tank onto the floor adds water and burn risk. Let it cool. We or your plumber can drain it safely.
We start cleanup and drying the same day. Your plumber can replace the heater while we work.
Smell gas or hear hissing? Leave the house right away and call Puget Sound Energy or 911 from outside. Do not flip switches or use anything that could spark.

Often a loose inlet or outlet fitting, or a failing anode rod port. These can often be fixed.
The T&P valve releases water when pressure or heat gets too high. It may be faulty or doing its job.
The small valve near the bottom can leak if it is worn or not fully closed.
Leaks often come from the heat exchanger, condensate line or a loose fitting below the unit.
An overflowing pan means water has been leaking a while, and may have reached the subfloor.
A water heater is connected to your water supply. Until the cold valve is closed, a broken tank keeps filling and draining onto the floor. That is how a small drip becomes a flooded room overnight.
Many Kirkland homes keep the heater in the garage. Water runs under the door into the house, soaking the bottom of drywall and carpet in the next room.
In split-levels and townhomes, the heater may sit in a closet next to bedrooms. Water wicks into carpet pad and walls on all sides. We use water extraction and carpet drying to save what we can.
In buildings around Totem Lake and Juanita, a leak can drop through the floor into a neighbor's ceiling. See our condo water damage service for how we handle shared damage.
A slow leak can rot subfloor and grow mold under the heater for months before anyone notices.

A small drip from a fitting can wait a day for a plumber if you catch the water. A leak from the tank itself, or any leak that is spreading across the floor, is an emergency. Shut off the cold water and call for help.
It is rare, but a heater with a failed temperature and pressure relief valve can be dangerous. If the relief valve is leaking or the tank is making loud popping sounds and is very hot, turn off the gas or power and call a plumber right away.
Most policies cover sudden water damage from a burst or leaking heater. They usually do not pay for the heater itself, and may deny claims for slow leaks that went on for a long time. We document the damage for your adjuster.
Most often, the tank has rusted through from the inside. It can also be a loose drain valve or water from the relief valve pipe running down the side. A leak from the tank itself means it needs to be replaced.
Water removal usually takes an hour or two. Drying the floor, walls and subfloor normally takes three to four days, depending on how far the water spread.
We focus on water damage cleanup, drying and repairs. We work with local plumbers who replace heaters and can coordinate so both jobs happen quickly.
