American Standard Toilet Leak Cleanup in Kirkland: 24/7

American Standard toilets, like the Champion and Cadet lines, are common in builder homes, condos and apartments across Kirkland. Most leaks start in one of three places: the tank bolts, the tank-to-bowl gasket or the wax ring at the base. Each one drips a little at a time, often onto the ceiling of the room or unit below. Our emergency American Standard leak cleanup crews answer 24 hours a day and arrive the same day across Kirkland, WA.

The paper towel test: where is your toilet leaking?

A dry paper towel tells you a lot. Try this before calling a plumber.

  1. Dry everything

Wipe the tank, bowl, bolts and floor completely dry.

  2. Check the supply line

Wrap a paper towel around the supply line and valve. Wet? That is your leak.

  3. Check the tank bolts

Touch a towel to the bolt heads under the tank. Drips here mean worn bolt washers.

  4. Check the tank-to-bowl joint

A wet line between tank and bowl points to the gasket.

  5. Check the base

Water around the base after flushing usually means the wax ring.

  6. Sweating tank?

If the whole tank is beaded with water, it is likely condensation, not a leak.

Condos and stacked bathrooms

Why toilet leaks often show up downstairs

In condos and two-story homes, bathrooms are often stacked one above another. A slow toilet leak travels through the floor and appears on the ceiling below, sometimes in a neighbor's unit.

The first sign

Often a small brown ring on the ceiling under the toilet, or drips around a light fixture or bath fan below.

What we check

The bathroom floor, the floor cavity and the ceiling below, with moisture meters and thermal imaging. See ceiling water damage.

When neighbors are involved

We document both units and work with owners and managers. See condo and HOA water damage.

FAQs

American Standard toilet leak questions

Why are my toilet tank bolts leaking?

The rubber washers on the bolts wear out or the bolts loosen. A plumber can replace the bolts and washers, often with a tank-to-bowl gasket at the same time.

How do I know if the leak is the tank or the base?

Dry everything, then use paper towels on the supply line, tank bolts, tank-to-bowl joint and base. The wet towel shows you the source.

Why is my American Standard toilet sweating?

Cold water in the tank meets warm, humid bathroom air and forms condensation. It is common in summer and after showers. Better ventilation helps.

Can a leaking toilet damage the ceiling below?

Yes. Water travels through the floor and shows up as stains or drips on the ceiling of the room or unit below.

Is American Standard part of LIXIL?

Yes. American Standard is part of LIXIL.

Do you repair toilets?

No. We handle water damage only. A plumber repairs or replaces the toilet.
