Power loss
Windstorms knock out power just when rain is heaviest. No backup means no pumping.
Zoeller pumps, like the popular M53, are found in sump pits all over Kirkland's daylight basements and crawl spaces. They work hard all rainy season. When one stops, from a stuck float, a burned-out motor or a power outage, groundwater rises fast and floods the basement. Our emergency crews answer 24 hours a day and arrive the same day across Kirkland, WA with pumps, extractors and drying equipment.

Stay out of water near outlets, cords or the electrical panel. If it is safe, check whether the pump has power: a tripped GFCI outlet or a storm outage is a common cause. Gently lift the float to see if the pump starts. Do not reach into the pit while the pump is plugged in. Then call us for flooded basement cleanup and a plumber for the pump.
Windstorms knock out power just when rain is heaviest. No backup means no pumping.
Debris or the pit wall can trap the float so it never turns the pump on.
Pumps that run constantly in a wet winter wear out faster.
A failed check valve lets water flow back into the pit, so the pump short-cycles.
An outdoor discharge line blocked by ice or debris has nowhere to send water.
A pump too small for heavy inflow cannot keep up in big storms.
Zoeller and other makers sell backup systems. Here is what each layer protects against.
| Setup | Protects against | Leaves you exposed to |
|---|---|---|
| Single primary pump | Normal rain | Power outages, pump failure |
| Primary + battery backup | Power outages, primary failure | Very long outages, battery age |
| Primary + second AC pump | Primary failure, very heavy inflow | Power outages |
| Primary + battery + alarm | Most failures, with a warning | Missed alarms when away |
Age check: Many sump pumps last around 7 to 10 years, less if they run constantly. Batteries in backup systems need replacing more often. Ask your installer.
Sump pump flooding is groundwater, and it often picks up dirt from the pit and floor. We treat it seriously.
We bring our own pumps so we do not depend on yours. Standing water comes out first, then extractors clear carpet and floors.
Carpet pad on concrete, wet insulation and lower drywall in finished basements often need to come out. See wet carpet drying.
We clean and treat affected surfaces, then dry concrete, framing and drywall to their dry goal.
If water also came in through window wells or doors, see storm and flood damage.
Power and electrical hazards checked.
Our pumps remove standing water.
Carpet, pad and floors extracted.
Soaked pad, insulation and lower drywall removed as needed.
Surfaces treated; drying runs with daily readings.

Same day basement pump-outs across Kirkland and nearby cities.
Common reasons are a power outage or tripped GFCI, a stuck float switch, a worn-out motor, a failed check valve, or a blocked discharge line.
Slowly pour a bucket of water into the pit. The float should rise and the pump should start and empty the pit. Do this before the rainy season.
Many last around 7 to 10 years, depending on how often they run. Pumps in very wet areas may wear out sooner.
If your area loses power in storms, a battery backup is strongly worth considering. Storms are when you need the pump most.
Often only with a water backup or sump overflow endorsement. Check your policy before the rainy season.
No. We clean up and dry the water damage. A plumber or pump specialist replaces or services the pump.
