Dishwasher and fridge leaks
Slow leaks under kitchen appliances are the top cause. See appliance leaks.
Hardwood is one of the most expensive things in your home to replace, and one of the first to suffer when water hits. Boards soak up water from below, swell and cup within hours. The good news: with fast action and specialty floor drying mats, many wet hardwood floors can be saved instead of torn out. We respond same day across Kirkland, WA, with emergency service 24 hours a day.
Often, yes. If the water was clean, the floor was wet for less than a day or two, and the boards have only cupped, specialty drying can usually bring them back close to flat. Boards that have buckled off the subfloor, split, or sat in dirty water usually need replacing. The sooner drying starts, the better your odds.
The shape of your boards tells us how wet they are and what comes next.
| What you see | What it means | Usual outcome |
|---|---|---|
| Cupping: edges higher than the middle | More water below the board than above. Very common after leaks. | Often flattens with proper drying |
| Crowning: middle higher than edges | Usually caused by sanding a cupped floor before it dried. | Needs time and sometimes refinishing |
| Buckling: boards lift off the subfloor | Severe swelling. Boards have pushed against each other. | Usually needs replacement |
| Dark stains or gray spots | Water sat long, or mold is starting. | Spot repair or replacement |
| Gaps after drying | Boards shrank as they dried. | Often close on their own over time |
Regular fans dry the surface of a wood floor, but most of the water is below it. Drying only the top can actually make cupping worse. We dry from the inside out.
We lay sealed mats over the floor and connect them to a strong vacuum. The vacuum pulls moisture up through the boards and out of the subfloor below. It is slow and gentle, which is what wood needs.
Dehumidifiers keep the room's air dry, so water leaving the wood does not settle back in. Our structural drying setup runs alongside the mats.
If there is a crawl space or basement under the floor, we dry the subfloor from underneath too.
We use wood moisture meters and compare wet boards to dry boards elsewhere in your home. When they match, the floor is dry.

Burst or pinhole leaks under the floor soak boards from below.
Water from a nearby bathroom runs along the subfloor into hallways.
Damp crawl spaces push moisture up into the subfloor and boards all winter.
Wind-driven rain under patio and front doors soaks boards near the threshold.
Small, repeated spills dark-stain and cup boards over time.
We find and stop the leak, or coordinate a plumber.
Moisture meters show which boards are wet and how far the water spread.
Extraction tools pull water from the seams before drying.
Drying mats and dehumidifiers start pulling water from inside the wood.
Hardwood dries slowly. We check readings and adjust until it matches dry wood.
Once dry, boards can be sanded and refinished, or replaced through reconstruction.

Usually one to two weeks with professional drying mats, sometimes longer for thick solid wood or floors over concrete. Rushing it causes problems later, so we go by moisture readings, not the calendar.
Slightly cupped floors often flatten as they dry. Without proper drying, they may stay cupped or get worse. Professional drying gives them the best chance.
Not until the wood is fully dry. Sanding a wet, cupped floor removes the raised edges. When the boards finish drying, the middle ends up higher, which is called crowning.
If the water came from a sudden event like a burst pipe or appliance failure, hardwood damage is often covered. Damage from slow leaks or regular spills usually is not.
It can be. Engineered planks have a thin top layer and glue layers that can separate when soaked. Caught early, many still dry well.
We do our best to match species, width and finish. Refinishing the whole room after replacement usually gives the most even look.
