Condensate system
Neutralizer, trap and drain line can clog or crack and overflow.
Navien makes condensing tankless water heaters and combi boilers that heat both your water and your home. That means more pipes, more connections and a condensate drain, all usually packed into a closet, garage or basement wall. When a Navien leaks, we provide emergency water damage cleanup 24 hours a day with same day crews in Kirkland, WA, drying floors, walls and any space below.
Independent restoration company. Not affiliated with, endorsed by or an authorized service provider for Navien. We clean up water damage; we do not repair or install water heaters or boilers.
Condensing Navien units make acidic water as they run. A neutralizer, a small canister of minerals on the drain line, raises the pH before it goes down the drain. If the neutralizer or its line clogs, cracks or is not connected, that water spills onto the floor. A full, steady stream from the condensate hose can also point to an internal problem. Either way, shut the unit off and call a qualified technician, then call us for the water damage cleanup.
Neutralizer, trap and drain line can clog or crack and overflow.
Water or heating relief valves can open from high pressure or wear.
Water, gas and heating connections crowd under the cabinet.
Units with built-in recirculation add a return line and pump.
Combi boilers can leak from the space heating side, not just hot water.
Internal leaks can drip from the bottom of the cabinet.
A combi boiler runs your home's heat and your hot water. Leaks can come from either side.
| System | What it does | Signs of a leak |
|---|---|---|
| Domestic hot water | Heats water for taps and showers | Water at fittings, relief valve discharge |
| Space heating loop | Heats radiators or radiant floors | Pressure dropping on the gauge, damp floors near pipes |
| Condensate | Drains acidic water from combustion | Puddle near the neutralizer or drain |
| Make-up water | Refills the heating loop | Constant refilling, which hides a leak elsewhere |
Radiant floor heat? A leak in the heating loop under a floor can show up as a warm, damp spot. Our leak detection uses thermal imaging to find it.
Navien units often hang in tight utility closets or garages, sometimes with piping that runs into a crawl space below. Water from a leak can end up in all three.
Closets are small and closed, so moisture lingers. We extract water, pull baseboards if needed and dry the wall bottoms and subfloor.
If pipes pass through the floor, water can drip into the crawl space. We check below on every job.
Garage walls often back onto living space. Thermal imaging shows if water crossed into the next room.
Structural drying runs with daily readings, and we record the source for your technician and insurer.
We confirm the unit is off and the area is safe to work in.
Meters and thermal cameras check walls, floors and the space below.
Water removed; damaged baseboards or pad taken out if they cannot dry.
Compact drying setups fit tight closets and utility rooms.
Photos and notes help your technician and adjuster.
Drywall, baseboard and flooring repaired once dry.

Common causes include a clogged or cracked condensate neutralizer or drain line, a relief valve releasing pressure, loose fittings under the unit, or an internal leak. A qualified technician can diagnose it.
A small amount while the unit runs is normal on condensing models, and it should go to a drain. A full, constant stream is not normal and should be checked.
Yes. Combi boilers have a heating loop as well as hot water. Falling pressure on the boiler gauge or damp spots near heating pipes can point to a heating-side leak.
Turn off power to the unit and close the cold water inlet valve. Catch water with towels or a bucket, then call a technician and us.
Sudden water damage is often covered by homeowners insurance. Repairs to the unit itself usually are not. We document the damage for your claim.
No. We clean up and repair the water damage. A licensed plumber or heating technician repairs the unit.
